Power washing uses heated water; pressure washing does not. Here is which one a Sarasota home actually needs - and when the heat is worth paying for.
The only real difference is water temperature. A power washer heats the water before it leaves the nozzle - commercial units run roughly 180 to 200 degrees - while a pressure washer sprays it at whatever temperature comes out of the spigot. Pressure, flow rate, and nozzles can be identical. True high pressure belongs on flatwork: concrete, pavers, and pool decks, run through a surface cleaner so the passes stay even and you do not leave zebra striping. If a company is selling you on hot water for your siding, they are selling a feature the siding cannot use.
Paver drives are everywhere in Lakewood Ranch, Palmer Ranch, and the newer North Port and Venice subdivisions, and they are the surface where aggressive washing does the most quiet damage. Too much pressure blasts out the joint sand and etches the paver face, which then holds dirt faster than it did before. Pavers want a moderate-pressure surface cleaner, re-sanding afterward, and sealing if you want the finish to hold - not a hotter machine.
For a typical home, book a low-pressure soft wash for everything above the ground and high-pressure surface cleaning for the flatwork. Temperature is not the deciding factor. Nearly every crew advertising power washing for houses is running an unheated machine, which is the correct equipment for residential work. The words have collapsed into one term in local marketing, so ask what pressure they use on your roof and siding rather than which word is on the truck.
Will hot water remove the black streaks on my roof? No. Those streaks are algae. They need a low-pressure application of a cleaning solution that kills the growth at the root. Heat and high pressure both risk damaging tile and shingles, and neither one stops the streaks from coming back.
Can either method be used on a pool cage or lanai? Only at low pressure. Screen enclosures, their spline, and the aluminum frame are the easiest things on a Florida property to destroy with a wand. Cages get a gentle chemical wash and a rinse, never a high-pressure pass, and temperature is irrelevant to the result.
